APPLICATION PROCESS AND FEES
An application will be considered once the complete application packet is submitted. A complete application packet includes:
- An application, complete with all information requested and signed, for each adult (age 18 or older) who will live in the apartment and/or who will contribute to the payment of the rent
- personal photo identification (driver's license, passport, military or State ID--original, authentic, valid form—we will make a copy)
- acceptable income verification, including the two most recent pay stubs; a letter from applicant's employer; the most recent W-2 form; for self-employed applicants, a copy of the most recent tax return or certified verification from his/her company accountant or bank; for Diplomats, an Embassy letter of guarantee that includes salary in US DOLLARS
- non-refundable application fee of $40 per applicant, in the form of cash or money order (please request a receipt for cash)
- good faith deposit of $500 and lease fee of $35. Make one personal check for $535, payable to J. Alexander Management Co.
Upon receipt of the complete application packet, we will conduct a screening of the applicant's credit and rental history, employment and income status and criminal background, through the services of the credit agency First Advantage Safe Rent (“FASRâ€). This FASR screening uses a scoring method that weighs the indicators of future rent payment performance. The FASR screening will result in an approval, conditional approval or denial of the application. We will notify the applicant immediately of the decision.
If the application is approved, the applicant will be notified immediately. The good faith deposit and lease fee will be deposited by J. Alexander Management Co. Applicant will be provided with a lease packet to be signed and informative materials to assist in his/her move to our community.
If the application is approved on a conditional basis, the applicant will have the option to resubmit the application with a co-signer (guarantor), a higher good faith deposit, payment of the first month's rent, and/or enrollment in a 2-half-day course called Credit Repower. We will notify the applicant of the conditional approval and hold the apartment for no more than 48 hours to allow the applicant to complete the terms of the conditional approval.
If the application is denied, the good faith deposit and lease fee check will be voided and returned to the current address listed on the application. The applicant will be provided the name, address and telephone number of the credit reporting agency that provided the credit report (but not be told the content of the credit report.)
We encourage applicants with bad credit or bad references, who have ever been evicted or have a criminal record not to apply. Any false information will constitute grounds for rejection of application and the lease may be nullified. The applicant must sign the Rental Agreement before taking possession of the apartment. Please review the Rental Agreement before submitting this application.
QUALIFICATION GUIDELINES
Residence: A minimum of 24 months of rental history will be verified on present and previous residence. A positive record of prompt monthly payment, sufficient notice, no complaints regarding noise, disturbances or illegal activities, and no damages is expected.
Credit Report: An unsatisfactory credit report can disqualify an applicant from renting an apartment home at this community. An unsatisfactory credit report is one that reflects past or current bad debts, late payments or unpaid bills, liens, judgments or bankruptcies
Employment: Stable employment record and income verification may be required. In order for an applicant to be approved, his/her annual income, or combined income if more than one applicant, should generally be at least 40 times the monthly rent. If his/her income is not sufficient, a guarantor will be required. A guarantor should generally have annual income from US sources of at least 80 times the monthly rent.
Criminal Background: Grounds for rejection of an applicant or occupant may include, but are not limited to, any felony conviction or arrest record. We also do not lease to applicants with certain misdemeanor arrests and convictions.
PLEASE NOTE: The above standards are general guidelines only. FASR weighs all indicators of future rent payment and may place less importance on a negative factor if outweighed by other positive factors, and vice versa.
MISCELLANEOUS QUALIFYING RENTAL TERMS
Subletting: Subletting is prohibited without the prior written consent of J. Alexander Management Company.
Occupancy Standards: Two people per bedroom plus one additional person in an apartment home. J. Alexander Management Company will adhere to any changes in occupancy standards set forth by local or state laws.
Roommates: Each person must complete an application and must qualify separately for the apartment. Each is fully responsible for the entire rental payment, and each must execute the Rental Agreement and its supporting documents.
Pet Addendum: Upon proper execution of a Pet Addendum, with proof of spaying and current vaccination, as well as agreement to pay the corresponding fees and deposit, up to two cats are permitted in the apartment. We unfortunately do not accept dogs, other than those providing medical assistance.
GUARANTORS / CO-SIGNERS
In the event a guarantor/co-signer is required, he/she must complete a Guarantor Application and meet all income and qualifying standards. A guarantor / co-signer will be fully responsible for the Rental Agreement if the occupying resident(s) default.
GOOD FAITH DEPOSIT
Applicant is required to deposit with J. Alexander Management Company a good faith and/or holding deposit in connection with this rental application. If this application is approved, and Applicant fails to enter into a Rental Agreement or fails to take possession under the terms of the Rental Agreement if one has been signed, Applicant understands and agrees that the entire Good Faith Deposit shall be forfeited. In addition, if Applicant has already entered into a Rental Agreement, Applicant will be held liable for all rents and damages as set forth in the Rental Agreement. If this application is not approved, Applicant will receive a refund of this Good Faith Deposit in full within 7 days of receipt thereof. If this application is approved, a rental agreement is signed, and Applicant takes possession of the rental property, the Good Faith Deposit shall be applied towards the security/damages deposit and is refundable at the termination of the Rental Agreement.
TRUE AND ACCURATE DECLARATION
Applicant hereby affirms that all the information on this application is true, accurate, complete and correct. Furthermore, Applicant understands that providing false, fraudulent or misleading information is grounds for denial of residency or termination of applicant's right of occupancy.
MOISTURE AND MOLD
Moisture issues and apparent mold growth may have been discovered from time to time within the common areas and individual apartment units within this property. As with any other property, there may be moisture and mold issues at this property in the future and your cooperation and coordination with the management company's and/or owner's inspection process and any necessary and appropriate corrective action may be required. Should you have any maintenance issues regarding moisture and/or mold growth, you must promptly report them to the management company and/or owner so that they can be promptly addressed by trained personnel and/or suitably qualified contractors retained by management and/or owner.
AUTHORIZATION
Applicant hereby authorizes J. Alexander Management Company to verify all information contained on the application and conduct a full background check including but not limited to credit, bank account, employment, eviction, criminal background checks. Applicant further authorizes J. Alexander Management Company to contact any persons or companies listed on this application.
